Surface failures are one of the most common ailments with concrete, whether caused by freeze-thaw action, aggregate pop-outs, or corroded reinforcing steel. Many surface failures on concrete slabs are little more than cosmetic, the concrete remains functional but looks bad or has a chalky surface.

When faced with a surface repair, investigation will soon reveal how aggressive the repair needs to be:

 

Full-depth repair: Cutting out the damaged concrete, replacing reinforcing steel, and replacing the concrete.

 

Partial depth repair: Cutting around the edges of the damaged area (but not    into the reinforcing steel), removing the damaged concrete, cleaning or replacing the reinforcing steel, then placing a repair mortar.  

   

Overlay: Effective to cover up surface problems, as long as good surface preparation is used.    

 

Caulking: Caulking expansion joints and cracks in concrete, is one of the most important preventative maintenance measures to prevent water from flowing underneath concrete and causing further damage.

 

 

As with any repair, the first step is to figure out the cause of the failure. For example, if a slab has cracked due to poorly compacted sub-base, an overlay will simply crack again. But if the sub-base is well compacted, then the repair will be durable.

• STEP 1

Cleaning the surface is essential for a durable, long lasting repair. Existing coatings are removed first.  

 

• STEP 2

Scarification by grinding or brushing on smooth surfaces may be necessary in some cases.

 

• STEP 3

Once the surface is clean, imperfections such as shallow delamination and scaling need to be addressed first.

 

• STEP 4

Before applying chosen repair material, we perform an extra step and coat the surface with a primer to guarantee maximimum adhesion to the existing concrete.

 

• STEP 5

Depending on the depth of repair, the repair material may need to be applied in multiple thin coats. This ensures proper cure and increases strength of the repair.

 

Concrete Caulking surface preparation is similar to all other type of repairs we perform. Removal of any existing caulking, cleaning with a crack chaser diamond wheel and priming, are all important steps for an effective, long lasting repair.
