Sealcoating is a process where a high polymer coating is used to seal an asphalt surface. The sealer acts as a protective barrier, and essentially seals the destructive elements out. This protects the asphalt binder from detiorating thus preventing water from penetrating the surface which causes cracking and pavement failures. Sealcoating your asphalt 30 days after installation and regularly thereafter will more than triple the life of your pavement. Studies have shown that regularly sealed asphalt has 90% less cracking than unsealed asphalt.

At KCAAC we use the most durable sealer available on the market. Our Polymer-Modified Refined Tar is specifically formulated for commercial parking lots and high volume traffic areas. We use additives designed to ensure faster cure times along with increased durability on all projects. The application rate varies from project to project and is unique to every parking lot depending on the volume of daily traffic. We recommend two coats of sealer on most surfaces and sometimes a third coat in the high traffic areas for best results.
